Essentially, Tramell Webb Partners will act as the quarterback of your Development Team, leading them in the preliminary project analysis and any negotiations, managing all consultants, government liaison duties, negotiating certain city, county or other municipality agreements and coordinating the property owners’ interests.

Tramell Webb represents the owners and acts as Development Manager by performing the following functions:
- Supervision and management of the the consulting team
- Assistance in the creation of development and financial plans for the project
- Negotiations with municipalities
- Builder selection, contract structuring and negotiations

Tramell Webb also assists each property owner as needed in obtaining property specific items from their consultants, including the following:
- Boundary Surveys
- Wetland Lines Determination and Survey
- Conservation Line Determination
- Level I and Environmental Assessment Reports
- Preliminary Soils Reports

Tramell Webb supervises, manages and participates in the negotiation of the agreements and determinations as may be necessary through the process and dictated by the changing requirements of various regulatory bodies. These include:
- Developers Agreement
- Utility Agreement
- Traffic Agreement
- School Concurrency Agreement
- TDR determination
- APF Agreement
- Offsite Cost agreements with governments and adjoining property owners

Tramell Webb Partners can also act as both Site Selector and Development Manager for properties to be identified for real estate projects. Services would include:
- Identification of alternative sites appropriate to the development envisioned
- Preliminary analysis of selected sites
- Assistance in the selection of a consulting team
- Supervision of the consulting team
- Assistance in the development of necessary agreements
- Development and management of a preliminary project budget
- Processing all invoices from consultants
- Attendance of all meetings and coordination of consultants attendance
- Coordination of specific agreements necessary for development
- that are appropriate to conclude prior to any closing
